Wood framing: balloon vs platform, corners, and attic ventilation

One-line orientation

Light wood framing splits into balloon vs platform construction — and the firestopping consequence, plus the attic-vent ratio, are the two points the exam returns to.

Key points

  • Balloon framing:
    • Studs are continuous from the foundation sill to the roof — the vertical members bypass the floor (horizontal) members.
    • The open, full-height stud cavities act as a chimney, so firestopping (blocking) is required in the cavities to stop fire spreading vertically.
    • Largely historic; used where tall uninterrupted walls are wanted, but harder to build with very long studs.
  • Platform (western) framing:
    • Built one story at a time — frame a level, deck it as a working platform, then build the next floor on top. Uses shorter, easier-to-handle lumber.
    • Each floor platform is an inherent firestop, so it is less prone to fire spread and needs no added cavity firestopping for that path.
    • The common modern method.
  • Anchorage: wood framing ties to the concrete foundation with anchor bolts; uplift paths use straps/hurricane ties.
  • Corner framing (energy detail):
    • Typical corner — standard build; more thermal bridging and tight on corner insulation.
    • California cornerreduces thermal bridging and opens room for insulation at the corner.
    • Double-stud — minimizes thermal bridging further.
  • Attic ventilation:
    • Ventilated attic — balanced intake (soffit vents) + exhaust (ridge/roof vents) keeps the attic near outside temperature, controls moisture, and prevents ice dams.
    • Required vent area: 1/150 of the attic footprint baseline; 1/300 when venting is balanced high/low (roughly 40–50% high, with the balance low). In cold climate zones, the reduced ratio also relies on a Class I or II ceiling vapor retarder.
    • Unventilated (sealed) attic — relies on air sealing + insulation (and air barriers/vapor retarders) instead of vents; can be conditioned/usable space.
  • Ice dams: snow melts off a warm roof and refreezes at the cold eaves, backing water up under the roofing. Prevent with insulation + balanced ventilation (uniform cold roof), air-sealing on sealed attics, an ice guard membrane under the roofing at eaves, and, as a last resort, heat cables at the eaves.
